An Overview of Our Policies

Our policies apply to every resident (with or without a pet)

The Charleston Property Company wants to welcome your animals into your home, but every applicant must complete our pet verification and screening process first (even if you do not own a pet).

We require any and all pets to be listed on the application. Please read our pet policy on this page carefully, then click the "Verify Household Animals" link at the bottom of the page to begin the pet verification and screening process.

No Pets or Animals

This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process.

Household Pets

This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks.

Assistance Animals

This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines.

Pet Screening and the Fido Score

The cost of the monthly pet fee and non-refundable pet fee are determined by PetScreening’s FIDO Score. The FIDO Score is based on each pet’s breed*, age, weight, vaccination records, and behaviors. Completing all fields on the pet application is highly recommended in order to achieve the highest possible FIDO Score.

*PetScreening’s proprietary algorithm calculates part of the FIDO Score based on general breed characteristics and behaviors as advised by veterinary professionals. Charleston Property Company cannot advise or predict which breeds will incur higher pet fee and non-refundable deposit without a completed pet application.

Dog Breeds

Unless otherwise stated in the property listing description, we do not enforce any breed restrictions. As mentioned above, certain breeds may be subject to a higher pet fee and non-refundable pet deposit based on the FIDO Score.

Unless otherwise stated in the property listing description, pet fees are as follows:

Certified Service Animals & Emotional Support Animals

If you are applying with a certified service animal or emotional support animal, please indicate “reasonable request for an assistance animal” when prompted on the pet application. Pet application fees, pet fee, and non-refundable pet fees are not applicable to certified service animals or emotional support animals.
